Terms & conditions
Effective from: 1 January 2026
These General Accommodation Terms and Conditions govern the contractual relationship between the accommodation provider and the guest when providing accommodation services at Apartmány Pohoda apartments.
1. Accommodation provider

2. Contract conclusion and reservation
- Reservations can be made via booking platforms (e.g. Booking.com, Airbnb) or directly via the accommodation provider’s website.
- The accommodation contract is concluded at the moment the reservation is confirmed by the accommodation provider / booking platform.
- These terms form an integral part of every reservation and by submitting a reservation the guest confirms that they have read and accepted them.
3. Price and payment terms
- The accommodation price is stated in the reservation confirmation (including any fees according to the reservation setup).
- Payment for accommodation is made exclusively online. The accommodation provider does not accept cash payments.
- For reservations made via booking platforms (e.g. Booking.com, Airbnb), payment is processed through those platforms according to their rules.
- For reservations made directly via the accommodation provider’s website, payment is made through an online payment gateway. The currency for direct bookings is EUR.
- Final cleaning is included in the price.
- Tourist tax is included in the price.
4. Cancellation policy
- The guest may cancel the reservation free of charge no later than 5 days before the start of the stay (inclusive).
- In case of cancellation less than 5 days before the start of the stay (inclusive) or in case of a no-show, a cancellation fee of 100% of the total stay price will be charged.
- Reservation changes or cancellations must be made exclusively via the platform through which the reservation was created (e.g. Booking.com, Airbnb).
- If the reservation was created directly on the provider’s website, changes or cancellation must be requested by e-mail: info@apartmany-pohoda.cz.
5. Refunds
- In the event of free cancellation, any payment received will be refunded using the same payment method within a reasonable timeframe, depending on the bank / payment gateway.
- Payment gateway fees are non-refundable and may be deducted from the refunded amount in case of cancellation.
6. Check-in / check-out
- The stay is self-service (self check-in / self check-out).
- Check-in is available from 14:00, check-out no later than 10:00.
7. Mandatory online check-in and guest registration
- The guest acknowledges that online check-in is mandatory due to legal guest registration requirements.
- Arrival and access instructions will be provided after the online check-in has been completed.
- The guest is responsible for the accuracy and completeness of the provided details.
- Without completed online check-in, access to the apartment may not be granted.
8. Communication with guests
- The guest acknowledges that communication related to the reservation (e.g. changes, stay-related questions, complaints, damage reports) is primarily conducted via the platform through which the reservation was made (e.g. Booking.com, Airbnb).
- If the reservation was made directly on the provider’s website, communication is conducted via e-mail: info@apartmany-pohoda.cz.
- Guests are recommended to use the above communication channels also for reporting any damage, issues or complaints, in order to ensure faster and clearer handling of requests.
9. Apartment occupancy
- Maximum occupancy is 2 adults + 1 child under 3 years (the child sleeps in a baby cot).
- Accommodation of additional persons beyond the stated occupancy is not permitted.
10. House rules and guest obligations
- Pets are not allowed.
- Smoking is not permitted in the apartment or common areas of the building.
- The apartment is not suitable for parties, celebrations or events.
- Quiet hours are from 22:00–07:00.
- The guest must keep the apartment tidy, treat all equipment with care, and ensure windows are closed and appliances are switched off when leaving.
- Moving furniture is prohibited.
- The use of open flame is prohibited (including candles, aroma lamps, etc.).
- The guest must not change boiler or heating settings. Hot water and heating are configured with regard to optimized operation.
- Logging into the TV with personal streaming accounts (e.g. Netflix) or setting passwords is not permitted.
- Any damage to the apartment or its equipment must be reported to the accommodation provider without delay.
11. Visitors
- Visitors are allowed only if apartment occupancy is not exceeded and the quiet hours and house rules are respected.
- Overnight stays by persons who are not listed in the reservation / guest registration are not permitted.
12. Liability for damages
- The guest is liable for any damage caused to the apartment, its equipment or common areas of the building.
- The guest is obliged to cover the costs of restoring the property to its original condition, including related costs (e.g. extraordinary cleaning, repairs).
13. Keys / access devices
- The guest must ensure safe use of keys and any access devices.
- In case of loss of keys or any access device, the guest must report it without delay (preferably via the platform through which the reservation was made).
- The guest covers proven costs related to the loss of keys, including possible lock replacement.
14. Lost property
- Lost property is stored for 14 days after the end of the stay.
- Upon request, lost property can be shipped. Shipping costs are covered by the guest.
15. Complaints and reporting issues
- The guest must report any issues, complaints or damage without undue delay.
- For reservations made via Booking.com / Airbnb, communication is handled primarily through the relevant platform.
- For direct bookings, issues and complaints may be reported via e-mail: info@apartmany-pohoda.cz.
16. Final provisions
- These terms and conditions are governed by the laws of the Czech Republic.
- The accommodation provider reserves the right to update these terms. The current version is always published on the website.
